Prairie Village, KS

There is almost certainly oak under that carpet.

Prairie Village was platted in the postwar Nichols era, which means most of these houses were built when solid oak was simply what a floor was made of. When we pull carpet here, we usually find a floor worth saving — often in better shape than the homeowner expected.

The housing here

What 1940s and 50s construction means for your floor

The Cape Cods and mid-century ranches that define this city were built with narrow-strip solid oak, nailed down over a plank subfloor. That construction is the best case for refinishing: thick enough to sand several times, and stable because it has already lived through eighty Kansas summers.

What we find most often is a floor that was carpeted in the 1970s or 80s and forgotten. Carpet is rough on the finish but protective of the wood — so the boards underneath are frequently sound, with tack strip damage confined to the perimeter where trim covers it.

The one thing to check before assuming: how many times it has already been sanded. Some of these floors are on their fourth or fifth refinish, and at that point the nails start coming close to the surface. We measure at a floor vent or a threshold before committing to a full sand.

Worth knowing

On tear-downs and resale

Prairie Village has real tear-down and rebuild activity, and that changes the math on an older house. If you are renovating to stay, refinishing the original oak is almost always the better spend. If you are selling, refinished floors photograph well and remove a renovation the buyer does not want to manage — but tell us that up front, because it changes which finish we recommend.

What we do in Prairie Village

Hardwood Floor Refinishing

Most floors people want to replace only needed sanding. Refinishing takes the wood that is already in your house back to bare, fixes what moved, and puts down a finish that holds up to the way you actually live.

Dust-Free Sanding

Traditional sanding puts fine wood dust into every room, every vent and every surface you own — and it keeps turning up for weeks. We sand with vacuum extraction and contain what the machines miss. It is not zero dust — it is a fraction of it, and we clean up after.

Common questions

Asked most often around here.

Should I refinish or replace my hardwood floors?

If the boards are solid and have enough thickness left above the tongue to sand, refinishing gets you a new-looking floor for roughly 40 to 70 percent less than replacement.

How many times can a hardwood floor be refinished?

Solid hardwood can handle six to seven full sandings on average, depending on how much wood earlier sandings removed. Engineered hardwood depends entirely on the wear layer — some can take one or two, many can take none.

How much does it cost to refinish hardwood floors?

Our refinishing runs $3 to $6 per square foot. A standard sand-and-finish sits at the low end; board repairs, a stain color and extra coats push it toward the top, and the finish you choose moves the number as much as the square footage does. Dust control and cleanup are part of every job, not an add-on.

What is the difference between a recoat and a full refinish?

A recoat abrades the existing finish and adds a fresh top layer. It is faster and cheaper, but it only works when the finish is worn and the wood underneath has not been touched.
