Overland Park, KS

Overland Park is two different flooring cities.

This is the largest city we serve, and treating it as one market would be a mistake. Overland Park did not incorporate until 1960 with about 28,000 residents and grew past 111,000 by 1990 — so the housing north of roughly 95th Street and the housing south of it were built decades and philosophies apart.

The housing here

North of 95th versus south of 135th

The older neighborhoods — around the Santa Fe downtown core, along Metcalf, and the streets off 75th — are 1950s through 1970s ranches and split-levels. Solid oak, nailed down, frequently under carpet. That is refinishing territory, and the same logic applies here as in Prairie Village.

South Overland Park is a different building. The subdivisions that filled in from the 1980s through the 2000s were built with a mix of engineered flooring, builder-grade carpet and, later, luxury vinyl. Engineered floors have a wear layer measured in fractions of a millimeter — some can take one sanding, many can take none at all.

That distinction decides everything about your quote. Sanding an engineered floor with no wear layer left destroys it, and no amount of skill recovers from that. So the first thing we do in a south Overland Park house is identify what is actually on the floor before we talk about price.

  • Downtown Overland Park and the Santa Fe corridor
  • The older neighborhoods off 75th and Metcalf
  • Nall Hills and the 95th Street corridor
  • The Blue Valley area south of 135th
  • Newer subdivisions toward 159th

Jobs that split north and south

  • North: carpet removal and refinishing original oak
  • North: refinishing split-level landings and stairs
  • South: replacing builder-grade carpet or LVP with real hardwood
  • South: identifying whether an engineered floor can be sanded at all
  • Both: low-dust sanding in lived-in houses, with cleanup after

Worth knowing

If you already got a quote

Overland Park has more flooring companies bidding than anywhere else in the metro, and the spread between quotes here is wide. Usually that is because the bids are not describing the same job — different coat counts, different finish products, cleanup included or not. Ask every bidder those three questions and the spread tends to explain itself. We are happy to be the second opinion.

What we do in Overland Park

Start here.

Hardwood Floor Refinishing

Most floors people want to replace only needed sanding. Refinishing takes the wood that is already in your house back to bare, fixes what moved, and puts down a finish that holds up to the way you actually live.

Hardwood Floor Installation

A hardwood floor fails for boring reasons: wood that was not acclimated, a subfloor that was not flat, or fasteners spaced to save time. We spend the effort where it does not show, because that is where floors are actually won or lost.

The best flooring company I ever dealt with it. They did a very good job on refinishing my flooring and it looked brand new. Gustavo was very professional and on time.

Common questions

Asked most often around here.

Why do quotes for the same floor vary so much?

Usually because they are not quoting the same job. One crew is pricing a two-coat finish with no repairs; another is pricing three coats, board replacement and cleanup after.

Solid or engineered hardwood — which should I choose?

Solid hardwood can be refinished many times and lasts generations, but it moves with humidity and should not go below grade.

Should I refinish or replace my hardwood floors?

If the boards are solid and have enough thickness left above the tongue to sand, refinishing gets you a new-looking floor for roughly 40 to 70 percent less than replacement.

How much does it cost to refinish hardwood floors?

Our refinishing runs $3 to $6 per square foot. A standard sand-and-finish sits at the low end; board repairs, a stain color and extra coats push it toward the top, and the finish you choose moves the number as much as the square footage does. Dust control and cleanup are part of every job, not an add-on.
