Dust-free sanding

Less dust. Then we clean up.

Traditional sanding puts fine wood dust into every room, every vent and every surface you own — and it keeps turning up for weeks. We sand with vacuum extraction and contain what the machines miss. It is not zero dust — it is a fraction of it, and we clean up after.

How we approach it

Dust-Free Sanding, start to finish.

Clean, furnished living room with finished hardwood floors after a low-dust refinishing job

The dust gets captured at the machine, where it is made, and pulled into a containment bag. What escapes is a fraction of a conventional sand, not a marketing rounding error.

That changes what the job asks of you: no washing every dish afterward, no dust turning up in the vents for weeks. When we finish, we clean up the areas we worked in. It matters more than people expect for anyone with allergies, asthma, small children or pets.

Whether you can stay home depends on the finish. On many water-based projects you can; with an oil-based finish you will need to be out while it dries. We tell you which before we start.

It is not literally zero dust, and anyone promising that is selling. There is still fine dust at edges and corners. The honest claim is that the containment captures the overwhelming majority of it, and you will notice the difference immediately if you have lived through the other kind.

The photo on this page is what we hand back: finished floors, furniture back in place, and the work areas cleaned up.

What your quote covers

No line items invented later.

Everything here is priced into the written estimate you approve before we start — not added to the invoice afterward. What changes from one floor to the next is what it needs and what you choose.

  • Vacuum-extraction sanders with containment bags
  • Plastic sheeting over doorways, return vents and nearby surfaces
  • Edge and corner work with the same dust extraction
  • Cleanup of the areas we worked in when we finish
  • The same process on every job, at no extra cost

Is this the right service?

When it fits, and when it does not.

Worth it especially when

  • Someone in the house has allergies or asthma
  • There are small children or pets
  • You work from home and want the least disruption possible
  • The floors run through a kitchen or open living area

Worth knowing

  • It is low dust, not literally dust free
  • Edges and corners still produce some fine dust
  • It is how we sand every floor — there is no separate price
  • Finish odor is a separate question from dust

What it costs

Ranges, not surprises.

Dust control is not a line on your quote. Every floor we sand is sanded with vacuum extraction, and when we finish we clean up the areas we worked in. There is no upcharge for it.

  • Refinishing, dust control included $3–$6 /sq ft
  • Recoat, when the wood underneath is untouched $1.40–$3 /sq ft
  • Stairs Per step

It is not literally zero dust — edges and corners still make some. What you pay for is the sanding; the dust control comes with it.

Common questions

About dust-free sanding.

How much does it cost to refinish hardwood floors?

Our refinishing runs $3 to $6 per square foot. A standard sand-and-finish sits at the low end; board repairs, a stain color and extra coats push it toward the top, and the finish you choose moves the number as much as the square footage does. Dust control and cleanup are part of every job, not an add-on.

How long before I can walk on my floors again?

With water-based finish, light foot traffic is usually fine within hours and full cure takes about a week.

What is the difference between a recoat and a full refinish?

A recoat abrades the existing finish and adds a fresh top layer. It is faster and cheaper, but it only works when the finish is worn and the wood underneath has not been touched.
